Tips to Protect Your Home When Temperatures Reach Freezing
Tips to Protect Your Home When the Temperature Reaches Freezing Overnight
Here are some practical tips to help keep your plumbing safe during freezing temperatures — especially when the temperature drops overnight:
🧊 1. Keep a Drip Running
Allow a small trickle of water to run from faucets connected to exposed or vulnerable pipes (like those on exterior walls or in unheated areas).
Moving water is less likely to freeze — even a slow drip helps prevent pressure buildup that can cause pipes to burst.
🔥 2. Open Cabinet Doors
Open the cabinets under sinks, especially in the kitchen and bathroom, to allow warm air from your home to circulate around the pipes.
This is particularly helpful if the sinks are on exterior walls.
🏠 3. Maintain Indoor Heat
Keep your thermostat set to the same temperature day and night, even if you’re away or asleep.
Don’t turn off the heat completely when you leave the house — aim to keep it at least 55°F (13°C).
🚰 4. Disconnect Outdoor Hoses
Always remove and drain garden hoses before freezing temperatures hit.
Shut off and drain any outdoor spigots or irrigation systems to prevent freezing and cracks.
🧱 5. Insulate Exposed Pipes
Wrap pipes in foam insulation, heat tape, or pipe sleeves, especially in unheated areas like crawl spaces, attics, garages, and basements.
You can also use towels or rags as a temporary fix if insulation materials aren’t available.
🚪 6. Seal Drafts
Check around windows, doors, and vents for drafts that let in cold air near pipes.
Use weather stripping or caulk to keep warm air inside and cold air out.
🧰 7. Know How to Shut Off Your Water
Make sure everyone in your household knows where the main water shut-off valve is and how to use it.
In case a pipe bursts, turning off the water quickly can minimize damage.
❄️ 8. If You’re Away During Cold Weather
Have someone check your home daily or use a smart thermostat that alerts you if the temperature drops too low.
Leave cabinet doors open and faucets dripping before you leave.
